Large mixed-use development consisting of large licensed premises with restaurant and night club, 7 No. retail units, 32 No. apartments and large basement – car park (90 spaces) on brown field site in town centre. The site is enclosed on 3 sides by existing buildings. The design required a full size basement to be constructed, with 4.5m deep excavation. Adjacent buildings required to be underpinned and stabilised before construction on site could begin. After enclosing the site in sheet piling, the basement was excavated and the basement formed using in-site waterproofed concrete walls and floor. The removal from site of such a large quantity of clay required careful planning and cooperation with the local authority, in order to minimise traffic disruption through the town.
